Q Who owns and manages Pisgah Valley Retirement Community?

A Pisgah Valley Retirement Community has been a ministry of the Carolina Conference of Seventh-day Adventists since 1975. Our strong focus on health, wellness and a positive approach to daily living through Christian principles is central to our philosophy. Our not-for-profit community welcomes people of all faiths and beliefs.

We are owned by Carolina Adventist Retirement Systems (CARS), which is part of the continuing healthcare legacy of the Seventh-day Adventist Church—a worldwide outreach of more than 500 healthcare organizations.

Q What is a Continuing Care Retirement Community?

A A Continuing Care Retirement Community (CCRC) offers financial security, flexibility and peace of mind by providing a package that includes a residence, amenities, services and access to healthcare services.

At Pisgah Valley, residents have priority access, if ever needed, to our highly reputable continuum of care, including assisted living, rehabilitation and skilled nursing care. Residents will also benefit from our foundational focus on wellness.

Q Who can be a resident of Pisgah Valley?

A Our community is open to all individuals at least 55 years of age who meet the financial and medical criteria of the application process. We do not discriminate on the basis of race, creed, national origin, gender, familial status, religious affiliation or handicap.

Q What types of residences are available?

A Pisgah Valley currently offers lovely, two-bedroom Patio Homes, available in four spacious floor plans.

Q What special features are included? May I personalize my residence?

A Comfortable and appealing Patio Home residences include:

  • Two bedrooms and two full baths
  • Remodeling and refitting, customized to suit your tastes
  • Choice of your own carpet, flooring surfaces, paint and trim colors, cabinets,
    countertops, appliances, bath fixtures and more
  • Cozy fireplaces for brisk mountain evenings
  • Fully equipped kitchens with dining areas
  • Attached garages with spacious storage
  • Enclosed courtyards for outdoor privacy
  • Floor plans that offer from 1,210 to 1,560 square-feet, all on one floor

Q Will it cost more to live at Pisgah Valley than where I live now?

A Many people find that the cost to live in our community is either comparable to or more affordable than living in their current home. We invite you to complete our Compare the Value form to see for yourself.

When you consider the included amenities and services at Pisgah Valley versus what they would cost on your own—then add your mortgage, property tax, insurance, upkeep and repairs—you may be pleasantly surprised.

Q Do I pay an entrance fee to move in?

A Yes, the entrance fee entitles you to become a resident of Pisgah Valley with the right to enjoy your own residence and all of the shared amenities. Entrance fees vary depending on the size of the residence. Pisgah Valley offers two choices of entrance fees for independent living, a 90% refundable option and a 0% refundable option.

Q What happens to my entrance fee if I leave Pisgah Valley?

A Under a 90% refundable option, 90% of the entrance deposit is returned when the unit is vacated and reassigned in accordance with the terms of our Residence Agreement. In the event a unit is not sold, a refund will be issued no later than two years after it is vacated.

Under a 0% refundable option, a portion of your entrance fee is refundable for the first 22 months of occupancy, declining to 90% after the first month and then by an additional 5% per month for months six through 22, after which there is no refund.

Q How is the monthly fee determined?

A The monthly fee varies depending on the services included, and on the size of the residence and number of occupants. Our marketing director will provide a complete list of pricing and a full selection of floor plans to help you determine which residence best suits your financial and lifestyle needs.

Q Is the monthly service package subject to change?

A The monthly service package will be reviewed annually by the board of trustees and management, and may be adjusted based on actual operating costs. Costs are carefully managed, and fees reflect the lowest possible rate to maintain sound financial practices and a quality lifestyle.

Q What is included in the monthly service package?

A Your monthly service fee gives you access to all services, amenities and activities that are planned to include:

  • Real estate taxes and insurance
  • Fitness and wellness classes
  • In-community educational programs
  • Clubs and activities
  • Personal medical transportation
  • Security and emergency alert system
  • All utilities, including basic cable TV and WiFi
  • Scheduled group transportation for shopping or religious services

Q Which type of continuing care contract is available?

A Pisgah Valley offers a Type C contract, also called a Fee-for-Service contract, which requires payment of an entrance fee and a monthly fee to cover the cost of the residence and access to amenities and services.

Healthcare services, including on-site assisted living, rehabilitation and skilled nursing care, are available at discounted rates. These services will be billed and paid for, as they are needed.

This type of contract affords the flexibility to manage your own financial needs, and avoids having to pre-pay for healthcare services that you may never need.

Q Do I need personal health insurance?

A Yes. Residents are required to be enrolled with Medicare, and to obtain Medicare supplemental insurance.

Q Are pets allowed?

A Yes, pets are allowed with some restrictions as to size, type and number. All pets must be on a leash when outside, and residents are expected to pick up after their pets. All pets must have up-to-date vaccination records.

Q Are my guests welcome to join me in community activities?

A Yes! Your family and guests will be welcome to visit and attend special community activities and events at Pisgah Valley. Your guests will also be able to join you in our dining venues, if you wish to cover the cost of their meals.

Q Does Pisgah Valley have an alcohol policy?

A Yes. No alcohol will be served or provided at any social function, dining area or common area on campus.

Q Does Pisgah Valley have a smoking policy?

A Yes. For the health of all our residents, staff and visitors, our community is designated as tobacco free. This includes all residences, community buildings and indoor common areas.

Q How do I become a resident?

A The best way to secure your future at Pisgah Valley is to make a 10% deposit that is fully refundable. This deposit will be applied to your home’s entrance fee, or will be returned to you if you decide not to become a resident. Please ask the marketing team for full details.
