When you consider the included amenities and services at Pisgah Valley versus what they would cost on your own—then add your mortgage, property tax, insurance, upkeep and repairs—you may be pleasantly surprised.
A Yes, the entrance fee entitles you to become a resident of Pisgah Valley with the right to enjoy your own residence and all of the shared amenities. Entrance fees vary depending on the size of the residence. Pisgah Valley offers two choices of entrance fees for independent living, a 90% refundable option and a 0% refundable option.
A Under a 90% refundable option, 90% of the entrance deposit is returned when the unit is vacated and reassigned in accordance with the terms of our Residence Agreement. In the event a unit is not sold, a refund will be issued no later than two years after it is vacated.
Under a 0% refundable option, a portion of your entrance fee is refundable for the first 22 months of occupancy, declining to 90% after the first month and then by an additional 5% per month for months six through 22, after which there is no refund.
A The monthly fee varies depending on the services included, and on the size of the residence and number of occupants. Our marketing director will provide a complete list of pricing and a full selection of floor plans to help you determine which residence best suits your financial and lifestyle needs.
A The monthly service package will be reviewed annually by the board of trustees and management, and may be adjusted based on actual operating costs. Costs are carefully managed, and fees reflect the lowest possible rate to maintain sound financial practices and a quality lifestyle.

A Pisgah Valley offers a Type C contract, also called a Fee-for-Service contract, which requires payment of an entrance fee and a monthly fee to cover the cost of the residence and access to amenities and services.
Healthcare services, including on-site assisted living, rehabilitation and skilled nursing care, are available at discounted rates. These services will be billed and paid for, as they are needed.
This type of contract affords the flexibility to manage your own financial needs, and avoids having to pre-pay for healthcare services that you may never need.
A Yes. Residents are required to be enrolled with Medicare, and to obtain Medicare supplemental insurance.
A Yes, pets are allowed with some restrictions as to size, type and number. All pets must be on a leash when outside, and residents are expected to pick up after their pets. All pets must have up-to-date vaccination records.
A Yes! Your family and guests will be welcome to visit and attend special community activities and events at Pisgah Valley. Your guests will also be able to join you in our dining venues, if you wish to cover the cost of their meals.
A Yes. No alcohol will be served or provided at any social function, dining area or common area on campus.
A Yes. For the health of all our residents, staff and visitors, our community is designated as tobacco free. This includes all residences, community buildings and indoor common areas.
A The best way to secure your future at Pisgah Valley is to make a 10% deposit that is fully refundable. This deposit will be applied to your home’s entrance fee, or will be returned to you if you decide not to become a resident. Please ask the marketing team for full details.
